Link Developments has officially launched City Walk Abuja, an ambitious privately funded mixed-use smart city project that aims to reshape the future of urban development in Africa. Planned as a world-class destination for business, tourism, culture and innovation, the development is expected to strengthen Abuja’s position as a leading commercial and investment hub while supporting Nigeria’s long-term economic ambitions.

Located along the strategic corridor connecting Abuja’s Central Business District with Nnamdi Azikiwe International Airport, the project will combine advanced technology, sustainable infrastructure and modern urban planning within a government-designated Free Trade Zone. Designed to attract multinational companies, investors, residents and visitors alike, City Walk Abuja is intended to create a vibrant ecosystem where people can live, work, invest and enjoy a high-quality urban lifestyle.

City Walk Abuja will occupy more than 200 hectares in one of the capital’s fastest-growing development corridors. Its location within a Free Trade Zone has been selected to provide international businesses with an attractive base for regional operations, offering favourable conditions for investment, commercial expansion and innovation throughout West Africa.

The project reflects Nigeria’s broader efforts to diversify economic activity beyond traditional sectors by encouraging private investment, supporting enterprise and creating an internationally competitive business environment.

Rather than focusing on a single commercial district, City Walk Abuja has been conceived as an integrated urban destination where multiple sectors operate together within one carefully planned environment.

The development will feature commercial districts, residential communities, hospitality facilities, entertainment venues, cultural attractions, public spaces and civic infrastructure. This mixed-use approach is intended to reduce commuting distances, encourage walkability and create vibrant neighbourhoods that remain active throughout the day.

Africa’s tallest tower and a major international arena

Among the project’s most distinctive features will be Africa’s tallest tower, planned to rise approximately 450 metres above the Abuja skyline.

The landmark skyscraper is expected to become one of the continent’s most recognisable architectural icons while symbolising Abuja’s growing international profile.

Alongside the tower, City Walk Abuja will include a new international arena capable of accommodating more than 16,000 spectators. The venue is expected to host sporting events, concerts, exhibitions, conferences and major entertainment programmes, creating an important destination for regional and international events.

Together, these two signature structures are planned to anchor a new gateway district designed to welcome visitors arriving in Nigeria’s capital.

Sustainability placed at the centre of development

Environmental sustainability forms a central element of the City Walk Abuja masterplan.

The development has been designed around a dramatic natural ravine, which will serve as its ecological spine. Rather than removing existing natural features, planners intend to integrate them into the city’s landscape through biodiversity corridors, landscaped public parks and sustainable water management systems.

The project also incorporates smart infrastructure, technology-enabled public services and pedestrian-friendly neighbourhoods intended to reduce environmental impact while improving everyday quality of life.

These design principles reflect the growing emphasis on creating resilient cities capable of accommodating future population growth without compromising environmental performance.

International expertise behind the masterplan

The overall masterplan has been prepared by internationally recognised design studio Benoy, known for delivering large-scale mixed-use developments across global markets.

According to Link Developments, the design balances international urban planning expertise with local environmental conditions, cultural identity and Abuja’s long-term development needs.

The result is intended to deliver a modern city that combines commercial competitiveness with sustainable planning and attractive public spaces.

To oversee delivery, Link Developments has appointed Broadgate Developments Group Ltd as Development and Construction Management Advisor.

Broadgate will provide executive development leadership, technical governance and programme management throughout construction, helping ensure that the project is delivered in line with international quality standards.

Broadgate brings extensive African development experience

Broadgate’s management team brings considerable experience from large-scale real estate and infrastructure projects across Africa.

Its portfolio includes involvement in major developments such as Jabi Lake Mall and Heritage Place in Nigeria, One Airport Square in Ghana and the Douala Airport Business Park in Cameroon.
