    Five of the world’s largest technology companies have locked in roughly $1.09 trillion in future lease payments for data centres, creating a massive wave of upcoming financial commitments to support the ongoing artificial intelligence (AI) boom. According to a report by news agency Reuters, financial disclosures compiled from Microsoft, Meta Platforms, Oracle, Amazon and Alphabet reveal that these future obligations have already been signed, even though the majority have not yet appeared as formal debt-like liabilities on corporate balance sheets.If enterprise demand for AI infrastructure remains strong, these specialised facilities will power the next phase of cloud expansion. However, if AI adoption slows down, tech giants could find themselves obligated to pay for vast amounts of expensive, long-term real estate capacity that cannot be easily offloaded, the report said.

    What is this off-balance-sheet accounting gap

    The $1.09 trillion pipeline is nearly four times larger than the $285 billion in lease liabilities currently recognised on the five companies’ official balance sheets, the report said.This difference stems from standard corporate accounting rules: signed lease contracts are generally not recorded as formal balance sheet liabilities until the physical facility is completed and handed over for active use. In the interim, corporations disclose these future obligations within the footnotes of their financial filings.While these commitments are publicly disclosed and tracked by credit rating agencies, their magnitude illustrates how much of Big Tech’s long-term AI spending is already locked in well before entering reported debt and leverage metrics.

    How each tech giant has committed for future leases

    The financial exposure varies significantly across the major cloud and infrastructure providers.Microsoft disclosed the largest future pipeline, holding $329.1 billion in uncommenced lease commitments compared to $88.52 billion in currently recognized lease liabilities. Facebook and Instagram-parent company Meta reported $278.99 billion in uncommenced leases. Oracle holds $260 billion in future lease commitments, which is nearly seven times its current recognised lease liability of $37.89 billion; Amazon disclosed $137.21 billion in future commitments and Google-parent Alphabet reported $85.2 billion in uncommenced lease obligations focused primarily on cloud infrastructure.
